What this number is, and is not
It is an indicative project cost range for replacing a roof, meant to help you budget before you speak to a roofer. It is not a quote, not a fixed price, and not a measure of return, resale value or profit. It does not account for the specific condition of your roof, hidden damage, or supplier and labor pricing on the day. Only an on-site inspection produces a real, firm figure.
The formula
Estimated cost = roof area (square feet) × a base cost-per-square-foot range × a material factor × an access factor. The result is rounded to the nearest $500 and shown as a low-to-high range.
Sources for every figure
- Base range: $4.50 to $8.00 per square foot. This is the commonly quoted range for asphalt shingle roof replacement in the Sarasota market (market observation only, 2026), from our Roofing Knowledge Base. It is not a fixed price.
- Material factors (relative to shingle): tile and metal roofs are typically higher than shingle, and flat membrane sits near shingle. We apply general industry multipliers (tile about 1.5-2.0x, metal about 1.8-2.5x, flat about 1.0-1.4x). These are broad market approximations, not a sourced quote.
- Access factor: a small allowance for pitch and access (simple 1.0, moderate about 1.1, steep or complex about 1.25), because harder access and complex roofs cost more to work on safely.
Assumptions and what it ignores
- It assumes a standard full tear-off and re-roof, not an overlay.
- It excludes permit fees, which are set by the local Authority Having Jurisdiction (the City of Sarasota or Sarasota County) and vary by job value, so we never quote a fixed permit fee.
- It excludes decking (the wood panels beneath the shingles) or structural repairs found once the old roof is removed, and any wind-mitigation or code upgrades.
- It holds material and labor prices at the base range above and does not track day-to-day supplier changes.
